II  Introduction to the project unit

Shandong Qidu Cultural Industry Co., Ltd. is a subsidiary of King & Key Education Group. Founded in 2002, King & Key Education Group is an educational service agency combined basic education research, cultural and educational book publishing, education and information technology product development as one. The Group owns nine subsidiaries including Shandong Century Tianhong Book Business Co., Ltd.

III  Project content and scale of the construction

Located in the Huashan Ecological Restoration Area of Hi-tech Zone, the project is in the north of Zhognrun Road, west of west Huashan Road, south of College Road and east of Baihe Road. Total investment of the project is 2.13 billion Yuan, with a total area of 503 acres and a total construction area of 606,000 square meters. With Qi culture as elements, creativity as leading factor and modern technological means as supporting, the Project will create an integrated cultural and creative industry park combined with cultural product development, creative design, cultural experiences, digital rights and recreation, tourism and so on.

IV  Construction conditions of the project

The Park covers an area of 503 Mu with reasonable planning, beautiful environment, innovative design concepts, as well as complete supporting infrastructure and functions. On this basis, the Park will also set up series of public service platforms: Network information service center, copyright trading center, art auction trading center to provide a series of services for enterprises in the park.

VI  Market and economic benefit analysis and forecast

According to preliminary estimates, the annual output value of the industry park up to 1 billion Yuan, with profit and tax of 300 million Yuan and the total investment yield of 21.4%, this is higher than the benchmark rate of return of 12% and indicated that the project is feasible. With the loan repayment period of 8.22 years and the payback period is 6.6 years, the project has good economic benefits. The study performed by Institute for Cultural Industries of Shanghai Academy of Social Sciences shows that the stimulating effect coefficient of cultural industries to related local industries is 1:5, which means that the successful operation of the industrial park project will bring an annual industrial stimulating contribution of 5 billion Yuan.
